Listed our house on Friday...5 showings on Saturday...1 offer Sunday night.  99% of the credit goes to my wife and the other 1% to HGTV for all the home selling/staging/decorating shows they produce. 
It ain't over till it's over, but I think I better step up my home search efforts

Was your house featured on the HGTV show? I sometimes watch that.

I can look this up but its easier to ask you - how far is Dallas from Houston?  My oldest son was doing research on PhD's and discovered this SciGuy who writes for the Houston Chronicle and has a science blog. I spent a little time on this guy's blog, Eric Berger, some really interesting science stuff and some weather stuff in the Texas area.

Our house was not on any TV show, but we certainly learned alot of what to do and not do from watching.   Dallas and Houston are about 250 miles apart.  As to weather...I think Houston is more prone to hurricanes while Dallas is more prone to tornado's and hail storms.

Staging and presentation can pay off when listing your home. A year ago I oversaw the upgrading of a home a long time client put on the market in Danville, Ca. and was skeptical about his agent talking him into over $10,000 in makeovers. It paid off in the long run as she had 3 buyers in less than a week offering more than the asking price to lock in a deal. I'm not saying it always works that way, but it doesn't hurt to present your property the best you can.

from your sense of urgency Mike it sounds like it was a decent offer. I hope that works out and you can find something nice in metro Dallas.
I went through 2 hurricanes while living in Houston, not fun with 3 day power outages. certain areas of Houston are also prone to severe flooding, especially down Main Street around ReliantK stadium/Astrodome. the Astros actually had a game at the dome postponed due to rain, sounds impossible but it happened. You will enjoy Dallas much more, even with an occasional tornado but God that last outbreak was very scary.

Sounds like Rockfarmer's trading earthquakes and brush fires for hurricanes and tornadoes! But other than that, I'm sure he'll be fine. wink

So as of today...we have 4 offers.  All relatively close to each other.  We're making the same counter offer to everyone...first to grab the brass ring is the winner. 

Oh...and there's another showing tonight.

In talking to our real estate agent, I was informed that there are lots and lots of foreclosures (that needs lots and lots of work), there are lots and lots and lots and lots of short sales, but the inventory of conventional home sales is relatively low so when one comes on the market that has been updated it goes quickly.

Made a deal on a house in Grapevine, TX.  Close on our CA home late June and close on the TX home early July.  I'm basically in TX full time now in temporary housing close to the office.  Back & forth to CA occasionally (like today for Mothers Day) and coming back for Memorial Day (San Diego chapter of LSU Alumni Association crawfish boil on the Sunday before Memorial Day at the Chargers practice field)

Have a fond memory of a tailgate party on that practice field with about 3,000 Browns fans in 2006. It was the annual Browns Backers Road Trip vs. the Chargers, almost got ugly when the Co2 connection to the beer trailer wouldn't work. Browns fans aren't exactly white wine sippers.

So I'm in TX this past weekend with not much to do.  I wonder down to the Fort Worth Stockyards area for a little tourista flavor.  I walk in to Leddy's custom hand made boot store just to browse.  I ask about alligator boots.  The kind salesman says yes and goes to get a pair.  I look at the price tag.....$4,395.  I hand them back, say thank you kind sir and walk out.  I think my rubber flip flops suit me just fine.

Well Hell Mike, if I had known you were hanging out at the Stockyards with nothing to do, Sully & I would have treated you to some Joe T Garcia's. You are about a 45 min. drive from us.
We need to make plans when Mr. Suhler gets back & meet up.
